Room was nice, clean and quiet. No elevator. I was really surprised thad i had to carry my heavy luggage myself to the 3th floor. (For the price I payed, I expected an elevator).

The room was very clean and well decorated, towels and bedding changed daily. Very pleasant living room with a piano and a PC with free internet access. Good hospitality and lovely breakfast.
The only problems with the guest house are the lack of lifts and disable access facilities. There are no ground floor rooms and a large staircase leading to the 4th floor.
Location
Good quiet location, 10-15 min walk from the Royal Mile. Close to all tourist attractions.

The room was large and comfortable. Breakfast was very good. Our hosts were helpful. It was also nice to have access to a computer.

The location was very good, but it was difficult to find the first night. It would be helpful to provide more specific directions on the website.

Great place to stay in: excellent room en-suite, very clean and comfortable, the people working there are very friendly and helpful if needed, the surrounding is just perfect (5 mns walk to city centre and yet so quiet next to the park !)...worth it, and very much so !

The room was clean and more importantly , the bathroom was in very good shape. It was good value for the amount I paid as it was in close proximity of the city centre, yet away from the noise of the main street.
Location
I ve visited Scotland before and stayed in various B&Bs , which I find more personal and charming . This was a first staying in a hotel and I must say the hosts were equally warm and welcoming. There was a lot of sightseeing and places of interest and maybe the two and a half days that I spent in Edinburgh were not enough. I ll be back for a longer stay the next time around.

Would have been 'excellent' but for the fact that we were on the third floor which is not so good with an artificial hip. Beautiful building and unspoilt with a wonderful lounge. The owner was very friendly and helpful.
Location
It is close to the theatre area of Edinburgh and we picked the wrong time to go for a meal - better to go after the curtains rise..The sign that says the Roayal Yacht is a mile is wrong, we walked it (stupidly) and it is nearer three - better take the bus, they after regular, clean and cheap.
