THis was good value for money both accommodation and breakfast. Hospitality was good too.

Beds were clean and comfortable, the double bed was a bit small though.
Food was a bit rubbery, it must have been microwaved.

Got all what we needed and the people taking care of the guest house were very helpful when asked about attractions and things we needed. Guest House is located in a center location where many attractions can be reached easily by foot as long as the weather permits.

Hospitality was excellent. Only a critic : it would be better if toilets were separate from bathroom. Except this point we enjoyed very much at this Guest House

I really enjoyed my stay here. Our family room was quiet and comfortable.
The beds are comfortable; the breakfast is fine ranging from cereals, full English breakfast, toasts…
The hospitality was very friendly and welcoming, internet available, supporting you to get Taxi or transportation on the city
The manager (David) was very helpful, very friendly and well organized, with great courtesy. Any recommendations, any doubts…ask him, for sure he will do his best.
I would definitely stay here again.
Of course you have to remember that it is not a resort or SPA, you have to think on the purpose of your trip: it is good as accommodation to sleep, eat the breakfast and leave to know the city, spending all the day visiting the city.
Location
The location is convenient, it is located about 15 minutes walking distance from the city centre and easy to find. City centre means: princes Street, Royal Mile street, Waverly station (train and bus station). So we could walk to all the sites quite easily.
The area is central - in Edinburgh's New Town - but very quiet as it is mostly residential and we felt completely safe.
I'd recommend it to any travelers who don't know the city, are with family or have a set budget.
As well is located about 15 minutes driving distance from the airport.
So all the major attractions are close.
