Clean rooms but toilet bins not emptied daily. Missing mug in one room never added. No access to garden (as advertised). Too short time for breakfast (08.30 - 09.00. We were sort of rushed through breakfast.Not enough food items for all residents on display. (eg brown bread,or yougurt never added when finished by earlier residents. No lounge, or common room to sit. Owners seen only upon arrival, departure and breakfast time.A pity when they could be the first source of information for a visitor

Warm hospitality, room of great standard, value for money and the personalised service make this B & B an excellent choice. Proprietor very hands on with guests ensuring we had what we needed at all times. Highly recommended
Location
Location just ouside the city hub is excellent. Bus 41 at the door to and from the city which is invaluable when not having a car.

the owners of the bed & breakfast were very nice and so helpfull. They couldn't do enough for us and as we were the only couple staying there they let us choose what time we wanted to come down to breakfast. The food was every thing you could ask for and the place was spotless. The bus stop is directley outside the B&B which was fantastic. I would highly recommend this B&B for location, accommodation, friendliness, & service.
Location
Edinborough was a lovely city and was very reasonable in all prices for a city. Their bus service is fantastic and there is no need to have a car. You can get off the plane and get a bus directly into the city for just £3.50 each. you can also have a £3.00 day ticket which you can get on & off the buses all day. You could do most of the attractions in 2 days but there are other tours you can go on around scotland for as many days as you want.

Excellent hosts, warm cosy rooms, great breakfast. Free WIFI (as it should be) and great location.
Location
Located near the Modern Art Museums and a 20 minute walk to Edinburgh Castle. Good bus links are easily available.
