Room clean and comfortable, welcome friendly enough. But the lift wasn't working, room noisy, and the reception area looked run-down.

The room was basic but good. The only problem was it was very hot - hot water pipes running through the room so temperature could not be regulated apart from opening the window wide! Overall very pleased.

Edinburgh is beautiful - Dirty Dicks pub has good food, choice of real ales throughout the city was brill.

value for money and very quiet although in the middle of town but upkeep is lackadaisical: we had the same room two weeks spaced but broken furniture wasn't fixed.

very quiet and clean non-smoking room with working shower and toilet. Breakfast sub-standard compared to rest of B&B's we stayed in during our recent trip through North-Western Scotland.

Superbly situated for visiting all of the main attractions in the city and close to all public transport.

Good value for money. Staff were helpful and courteous. Good breakfast in nice surroundings with attentive staff.

Close and convenient to all tourist amenities, though not suitable for people with mobility problems.
