Room was a little small but very comfortable none the less.The breakfast was excellent & Kenny was so helpful when we arrived with a cat we had picked up on our travels (long story- don't ask !)The dining room was very nicely set out & everywhere was very clean & tidy.
Location
This was a stop off on our way home from a trip to the south but we did go to the German Christmas Fair which was wonderful, as usual.

I would like to have chosen excellent, but my first room was so tiny(yet charming!)that I could hardly move with my 1,75m of height and, it was directly over the kitchen so that the morning smell of bacon&eggs was just too much(with windows closed)... What was nice: my host(kind and hospitable, very agreeable and good-humoured)Kenny gave me another room, and that was fine! Good breakfast, cosy atmosphere.

...close to the university, good walking distance from the city, excellent bus services, bus 42 also runing to the seaside(Portobello)with a day ticket, nice!

The room was very clean, warm (important in Scotland), neutral colour scheme. All rooms have their own up to date bathroom facilities. Hospitality is excellent. Kenny is a warm, friendly and humorous host who goes out of his way to satisfy a request. Breakfast is the typical UK affair, but it's served hot and with a smile! Will definately return.
Location
The location is quiet. I had a great view of Arthur's Seat from my window on the top floor. I also felt safe walking in the area late at night. A 5 min walk will get you to a major street with frequent buses going up to Princes Street. Very convenient.

The room was smaller, but more then sufficient for the few days we stayed in Edinburgh. Beds were comfortable and breakfasts were tasty. We had a nice view of a garden, and the water pressure in the shower was good. Our host, Kenny was very nice and hospitable. He went above and beyond making our trip that much more special. He even woke up at 5 am to make sure we were up in time to catch our flight leaving in the morning.
Location
There are endless things to see in Edinburgh, but I would highly recommend doing a walking tour of the area, whether a ghost tour, literary pub tour, or general tour the stories makes the city come alive. There is an amazing little italian restaurant on the Royal Mile called Gordons Trattoria, best meal I had on my 2 week trip which was a nice surprise.

Our "double room" was petite and very compact. I am 6'3" tall and with the sloping roof design of the accommodation itself I was limited to standing upright in a small portion of the room. The shower cubicle in the bathroom was the smallest I have ever encountered. It was impossible to turn around in it. I had further difficulties having to hold the shower head to wash properly as the shower head didn't fit into the mounting bracket which itself was rediculously positioned in one corner

The Military tattoo was fabulous as was the fringe festival~
