Hard to follow directions, and no front door bell on arrival. Nice cosy room with comfy bed, though a quirky and outdated en-suite facility, with mandatory wobbly loo seat and somewhat uninviting shower. Delicious breakfast though.

Plenty to see and do in Broughty Ferry & Dundee City Centre.

The house was lovely and clean, and both the owner and the caretaker were friendly and eager to help with any questions or requests we had. It was a pleasant experience and very good value. The only (minor) issue was with the hot water -- the sink in my room had no hot water (my friends who were occupying other rooms did have hot water in their sinks), and the shower was hard to regulate and quite weak, but it was useable. On the whole, my experience and that of my other friends that were staying there, though, was excellent and I would certainly recommend it to other prospective guests.

Location

The town of Broughty Ferry is a very pretty harbor town that has a castle you can visit. Dundee is a quick cab or bus ride away, with all of its museums, shopping and theatre. We spent one particularly enjoyable afternoon hiking along a cliff trail (very easy hiking -- anyone could do this, even a child) that ran from Arbroath to Auchmithie, and the local bus to get to Arbroath stopped just near the Invermark Guest House.

Very welcoming and made me feel at home. The manager, Eileen, went out of her way to assist with information, and was very helpful with local knowledge. A very kind lady. The accommodation was warm and comfortable and good value. Guests are free to come and go without restriction, and demonstrated respect for each other's comfort.

Location

Broughty Ferry is close to Dundee, and a short drive to local towns. The bus service is excellent and can be depended on to provide punctual services. It stops only doors away from Invermark. There are pleasant walks along the nearby foreshore, Broughty Castle is an interesting visit, the fresh air is most refreshing. Local history is also interesting.

We had 2 rooms. One was OK - I would rate as good, but the other one was nearly unacceptable - extremely small, no warm water in the sink.
