The room leaves much to be desired, the door does not fit, the side table and the cabinet limps, the shower did not work. The towels, only two (for my wife and me and for shower and toilet), were severely damaged. Heating was good. No table, and two chairs one of every class. The breakfast was acceptable.

the rooms are quit poor such as wallpaper etc. double room has no ensuite. beds are ok. breakfast is ok.

Tacky appearance on approach. Poor welcome, with demand for payment on arrival, unreasonable charge levied for use of any card to pay, so paid cash and got no receipt. Very shabby decor - en suite particularly poor. Breakfast just adequate, works-canteen feel to breakfast room. Quiet location and bed comfortable and clean enough. Barely acceptable, but definitely just BUDGET standard accommodation, not the level suggested in the blurb.

The room was very small, it was a single so perhaps shouldn't have expected more, in the lower floor of the building. It was clean but rather shabby, the en suite was large and adequate. Coffee facilities consisted of a kettle and instant coffee which worked OK. The breakfast was good and the service from the staff very pleasant. The location was fairly good for what I wanted and I knew the area from a long time ago.

Location

The location worked for me as it was close to transit on Great Western Road and University Avenue. Also the Botanic Gardens are within a two minute walk. I was able to see and do all of things I had intended.
