Great hospitality from Gareth who was very helpful in every way. The rooms were very comfortable and there was an excellent shower with plenty of hot water. It was lovely having fresh fruit and home-made bread available as well as the cooked breakfast. The T.V. in our room was easy to work and there was a computer available in the front hall. Wi-Fi for laptops too. I would thoroughly recommend this guest house.
Location
Good bus service from outside the front door which takes you up town. Only a short walk to Leith Walk where there is a choice of buses to most of the tourist attractions in Edinburgh. Free parking. We know the city so didn't ask for much help with tourist attractions.

The breakfast was great: various type of cooked breakfast, delicious bread and home-made jam, fresh fruit
The room was spacious and modern. Tea and coffee facilities with delicious biscuits were most welcome. "Eat me" treats on reception were a nice gesture.
Gareth and his mother were so helpful and kind.
The location was perfect for us. It was not too long way to walk to the city. As needed the bus stop was very close to Fraoch House.
Location
Arthur's Seat was Number 1. It is something we will first remember when thinking of Edinburgh.

Great rooms: very nice styling, big, absolutely clean, quite new, tea/ coffee making facilities including short bread and sweets; great breakfast with everything you wish; kindest hosts; perfect location, quiet; PERFECT!

We rated our stay at Fraoch House as excellent because of the high standard of the room, our room had excellent facilities. It was excellently appointed, very tastefully decorated and had very comfortable furnishings. Our room was very comfortable and warm which was very welcome because we arrived in December and the weather was very cold. The room provided everything we required and we found it great value for money. The breakfast was very substantial and the cooked breakfasts were delicious. The buffet table had a great choice of different foods to choose from. Our host was very hospitable and very obliging.
Location
The location of Fraoch house is only about 1.6 kilometres outside of the city centre. There is a bus stop right outside the Bed and Breakfast which you can use to hop onto to take you into the city centre or wherever you want to go. It is very convenient. It is close enough to the sea front and the wharves that you can visit the Britannia which we found really interesting.
