We enjoyed our stay at this comfortable guest house. Breakfast was great and plenty with friendly and helpful staff. We appreciated very much the help to book a taxi for our very early morning departure, and the kindness to prepare a breakfast plate in advance.
Location
For our purpose this locationn was excellent with close proximity to Kings Buildings and great bus communication to the old city.

Room was nice but the shower didn't work ( worked then worked not) so we had to take a shower at our friends in the next room. Breakfast was good but not enough space for all guests in the breakfast room.

It would have been "outstanding" but for the size of the room and the parking situation. The stated distance to the Royal Mile should be more realistic. I would stay here again and recommend it to friends.

Could not give an outstanding rating because the room was rather small and the bathroom was very cramped, but room was very clean and bed comfortable. Hospitality was excellent and breakfast very good as well.

We like staying in the south side of Edinburgh because we know this part very well and it is in easy reach of the city centre, with good bus services.

Standard of room was very clean. Our time at guest house was very pleasan and the welcome was excellent, the owner couldn't do enough for us. We asked if we could leave our luggage as our train wasn't until 18:30 and he was very helpful. Excellent hospitality.
