Friendly staff, good sized room, comfortable, excellent breakfast, slightly over-priced for location, but one to visit if you want a quieter part of Edinburgh to stay in.There are excellent bus services to/from the City Centre, or a 10 min walk.I would consider to stay there again.

The rooms are clean and bright. Our accommodation was adequate and the food was always filling and got us through past lunch. The twin beds were a little hard when used to softer ones, but they got us through the night. The location was very good as it was on a great bus route to the downtown of Princes St and High St. The bus routes are very handy and easy to follow. Day passes are reasonable and we used those everyday. The owners are friendly and would answer any questions we had.

Location

Getting by bus to downtown Princes Street and High Street was easy and close to the B&B. We were able to see the shopping areas on Princes St. and walk to High Street where the Edinburgh Castle is located. Well worth seeing and even though it was cold the day we went, the lineups went relatively fast. We also took a bus to The Royal Yacht Britannia which was well worth the trip. We had individual tours in English or whatever language necessary for people to listen to. The shopping was also good as there were many shops, restaurants and Movie Theatres to choose from. The National Gallery of Scotland was right downtown and well worth the trip with beautiful paintings and history.

Our room was really nice, clean and big (one double bed and one single bed). We had a lot of space and a large window on the street. The hospitality was great, the landlady gave us they key of the main front door so we could enter the house at any time in the day or in the night. Finally we really liked the full typical scotish breakfast, good and consistent to start the day.

Location

The House is only 3 minutes walk from Haymarket station. You can go to Princess street in about 15-20 minutes walking. But we mainly took the bus as it is cheap(2,5 pounds for a day ticket!) and as there are a lot of buses going from the house to the center and to the old center. There are also night buses that can bring you from the center to the house. In terms of attractions, we really liked the visit of the Britannia and the Rabbies tour in minibus that brought us into the High lands up to the Lockness. We will also advise you not to do the Edinburgh Dungeon which was really expensive for what it is and made us basically lose almost 2 hours in our day...
