very welcoming, spotlessly clean we stayed in room 7. breakfast on both mornings was beautiful
and very well presented.

My room was very clean and adequate for my needs. Bathroom was large spacious and spotless. Would use it again, but would have appreciated the heating on in my room even for a few hours to take the chill off the air especially since it was still February and Scotland's temperatures were low that month.

Myself, my sister and my cousin stayed here for 1 night. Good accommodation, clean, breakfast
was good, hospitality was also good. It was very central for Princes Street and had a car park
and after booking out we were able to leave our cars in the car park while we walked the length
of Princes Street.
Yes we would certainly book again and recommend this B&B
Location
A really good location for Princes Street to walk. Also restaurants and bars were local for an
evening out. We visited the Royal Brittania Yacht in Leith from here that was a great afternoon.
We wished we had stayed longer here.

Excellent place to stay , well looked after,very cenral would go back.

Hotel was clean and tidy. Room was spacious,en-suite was small but adequate, although hot water was lacking. Adequate parking. Breakfast was of good quality with plenty of choice, staff attentive and helpful.
Location
Within walking distance of city centre, also a good selection of restaurants can be found in the Haymarket area.
