Room was clean bed was comfortable. Owners were welcoming, breakfast plentiful, hot and delicious. Has the benefit of offering off-road parking.
Ideally placed for Edinburgh attractions with the City centre an inexpensive 10 minute bus ride away.

We were made to feel very welcome.The room was cleaned every day with clean towels provided daily.The breakfast was excellent with a great choice of healthy or full English.We even got a take away breakfast on our last day.The tea and coffee in our room was topped up everyday with quality biscuits also provided.We were free to come and go as we pleased.The room was very cosy,in fact we had to turn off the heating,and this was in November!The bed was very comfortable and we always had a good nights sleep.We liked having breakfast in the conservatory.The bathroom was a bit on the small side but it was fully equipped and we got used to it after a few days.Plenty of wardrobe space.There were dvds available,books and tourist information leaflets.
Location
The guest house is ideal for visiting people in hospital which is a 10min walk away.There is a bus stop right outside and bus fares are cheap.It takes about 10 mins to get in to the town centre.A shopping centre is a 10 min walk away.It has a large Sainsburys,BHS.Poundland,Burger King,New Look,Boots etc.Plenty of walks and a castle nearby.

Loved the Arden! Great room, fantastic staff (so helpful and they went above and beyond to help us out) and amazing breakfasts! The only factor that prevented me from rating our stay as "Outstanding" was the distance from the city centre. There were, however, many buses that ran to and from the Arden during the day (literally right outside of it on the corner!)
Location
Edinburgh is definitely worth visiting! I wish we had more time... There is so much to do! Definitely take the hop on-hop off bus tour (we always take the red bus wherever we go - City Sightseeing, I think?), walk around the city centre, try out the local restaurants/cafes... take a ghost tour! Visit the Grass Market (and area). Take the Whiskey Tour (you get to ride in barrels) and go see the castle!
One thing in particular to note is that stores close between 5 and 6 p.m. on weeknights (I believe Thursdays are the late night and open to 8 p.m.) and pubs around 10 p.m. Plan your shopping accordingly!

Very friendly and helpful owners who assisted with buses etc. Breakfast was excellent. Bedroom was well appointed and comfortable, if a little small.
Location
Visiting the national museum of Scotland is a must. It`s free with loads to see and do, especially for families. Lovely cafe too.

The reception was little official but the standard of the room was very good and the food very good for choice.
