Although the decor needed refreshing, the room was a good size and the bathroom huge which we very much appreciated, with lots of hot water. The bed was very comfy and the room had everything we needed. The breakfast menu was wide and everything well cooked; we were very impressed with the range of options in what is a relatively cheap B&B. Our host was friendly and helpful.

Location

Gilmour Place is very convenient with frequent buses into Edinburgh centre and a good range of eating places within walking distance.

Location is excellent. Just a couple of minutes walk to a bus stop which goes to City Center. Neighborhood seems safe. Breakfasts were very good, and host Graham is very cordial and helpful. The interior of the B&B could use updating - furniture in my small room was old but adequate. Pictures, curtains, etc., were very average; there was no attempt to coordinate any of the furnishings. The entrance hall could use sprucing up.

Location

As mentioned, location is great; bus service is frequent and with transfers, any place in Edinburgh is reachable. Graham is very knowledgeable about his city, so he's very helpful and able to answer most questions.

Bedroom door did not open properly. 1 of the windows did not close properly and as the room was cold anyway , made it difficult to get a good night sleep. The beds I think were 2 foot 6 beds not really suitable for adults. The bathroom yet another source for complaint. The bottom of the bath was dirty as not washed out. Dirty towels were hanging on the radiator for the two days we were there. The bathroom was shared by at least 3 rooms. Breakfast was passable , but no menu offered. We had no milk and to resolve this was given a topped up jug from another table. On the positive side we did get an oil filled radiator to heat our room which we had to leave on all night. The proprietor did himself no favours, on arrival we were greeted by a member of staff with apology as in process of refurbishing.

Graham was an good host. Given time he will raise the level of accomodation and improve the decor etc. The location was good.Should(or when )it improves I would consider staying there again.

Room and bathroom was clean and tidy. The breakfast was excellent and kept me going for the rest of the day. The staff were really friendly and helpful.

Location

Great location! 20-25 minute walk to Princes Street.
