Room need renovation. Too expensive, maybe because of the Edinburgh Festival.
But owners are friendly and helpful.
Good Bus connection to the centre.

Room was tired & dated with a number of missing lightbulbs and distinct cigarette smell in bathroom. Excellent Cooked breakfast.

The standard of the room was good and the service very hospital. The only problem was tiny walls and doors which means that, if there are many guests in the Guest House - there is very loud.

The Guest House lies not very close to the city centre but, fortunetly, there is a good bus connection.

i stay at this hotel each year and find the standards for accommodation and food is consistently excellent as is the helpfulness of staff.

i attend the festival each year and its position is ideal for access to the city centre with public transport links.

The welcome was friendly and helpful, bedroom and bathroom were a reasonable size, clean and adequately furnished, cooked breakfast good. Only criticism would be the old fashioned TV in the room with poor picture. All in all, good value for money compared to the city centre hotel prices.
Location
There was not much in the immediate vicinity, but nice views of the hills and access to the city centre was easy with buses running every few minutes at a moderate cost.
