Located in the Newington area of Edinburgh only one mile from Princes Street, our guest house is ideally situated for travellers and business people alike. Our guests do not have to worry about parking as we have a large private car park and the frequent bus service will take you to all areas of the city. We are also within a 15 minute walk from the Festival Theatre, Queens Hall and Royal College of Surgeons. Prices from: £25 - £45 per person/night
Our rooms are comfortably furnished, all have a wash basin and most have en-suite facilities. Each room has a flat screen digital TV, tea/coffee making facilities, central heating and all the windows are secondary glazed. We have a payphone for guests' use, and an iron and ironing board, travel alarm, travel plug and hairdryer are all available on request. Broadband internet access and Wi-fi hotspot are also provided free of charge.

Breakfast is included in our rates and served between 8am and 9am daily. We provide a full cooked breakfast. Check in time is from 11.30am until 8pm. Check out is 10am.
The immediate area offers a large choice of eateries, almost all tastes are catered for, Indian, Chinese, Thai, Italian, fish and chips, hotel restaurants, pubs and a coffee house. We also have a newsagent directly opposite us plus several banks, a post office, grocery stores, a laundrette, bakery and children's playground, all within a 5 to 10 minute walk of the Guest House.
