Situated just 15 minutes walk from the city centre and the main bus and train stations of St. Andrew's and Waverley, our family-run non-smoking guest house offers charming, comfortable accommodation and good value for its central location. All bedrooms have retained much of their traditional character with many having en-suite bathrooms. Ornate wallcoverings along with beautiful antique furniture and pieces create an atmosphere of a different age and all rooms have TV with tea/coffee making facilities. Designed around a handsome central staircase, we have one ground floor bedroom for guests where stairs may present a barrier. Budget rooms are also available with shared facilities.

We provide freshly cooked, hearty breakfasts daily from 7.30 am - 9.30 am, and the New Town's concentration of restaurants provides a choice from top class dining to friendly bistros and stylish, contemporary cafe-bars. Adria House is within easy walking distance of many of Edinburgh's main cultural landmarks, with Royal Terrace itself providing a historic example of the New Town's Georgian architecture.
